CANCELLATION OF LEASE
A 30-day notice to landlord is required to cancel lease after the one-year lease agreement rolls over to a month-to-month. If landlord does not receive this 30-day notice, then tenant will be required to make rent payment for that vacated month. After vacating, the landlord is to view the property. If the property is in the same or better condition as move-in date, then the landlord will refund the deposit within 30 days. Contract will become null and void should tenants be 15 days late on rent payment. At that time, tenants must vacate the property within 2 days.
LATE FEES
Rent is due on or before the first of each month. If rent payment is NOT RECEIVED by the 5th (received, not postmarked), then a $50.00 late fee will be added to rent due. If rent payment is NOT RECEIVED by the 10th (received, not postmarked), then a $125.00 late fee will be added to the rent due. After the 10th a $15 PER DAY late fee will be added to the rent until rent and all fees are paid in full.
DAMAGE TO PROPERTY
Any damage done to the property during tenants’ occupancy must be corrected, repaired, or replaced as each occurrence happens in a timely manner. Reasonable time would be defined as two weeks. If landlord notices these damages, then a notice will be sent out to the tenant in regards to the damages. Tenant will then have two weeks to make the repairs, corrections, or replacements. If tenant has not repaired, corrected, or replaced items addressed in notice, then the landlord will contract out a contractor to repair, correct or replace those items at tenants’ expense. Pet Damage is NOT considered normal wear and tear.
RENTERS INSURANCE
Tenant is required to carry Renters Insurance and provide a copy to the Landlord to keep on File. Tenant is responsible for all persons on property and Renters Insurance is to cover all persons/animal accidents. As per Lease agreement, Landlord is NOT responsible for any accidents on property by Tenant or Any other persons.
BREAKING THE LEASE
If tenant breaks lease before lease expiration, then the tenants deposit is forfeited. Landlord will retain the deposit. Tenant is responsible for remaining payments due on lease term.
ACKNOWLEDGEMENT
Tenant(s) have read, agrees, and acknowledges the above statements in order to lease the property specified on the lease agreement.
I further acknowledge that I have been informed of the Rules to be followed with respect to the current landlord/tenant act, equal housing opportunity act, and the management rules.
Applicant and (spouse when joint) represents that all of the above stated information is true and complete and hereby authorize verification of the same information, references, and credit record that can be obtained by owner. This shall not be considered an invasion of privacy.
